car1c Buyer Vision Realty agents using formal buyer brokerage have a CARLOAD of responsibility to you, our clients:
Confidentiality: We won't tell the seller, his agent, or anyone else anything you don't want them to know. We won't reveal your negotiating strategy, financial position or top price.
Accessability: We will identify every property that might be suitable for you. We will not avoid so-called troublesome properties such as renter occupied, for sale by owner, fixer-uppers, foreclosures, divorce, probate and government-owned unless you instruct us differently.
Reasonable Care: We'll use our expertise, negotiating skills and knowledge to your benefit. We will make available to you lists of qualified experts, such as property inspectors, termite companies, lenders and insurors.
Loyalty: You'll have our undivided loyalty. We can show you almost any property and we can negotiate on your behalf without prejudice because Buyer's Advocate Realty does not list property for sale.
Obedience: You're the boss! We will obey your lawful instructions in dealing with your real estate business. We will give helpful advice so you can make informed decisions.
Accountability: We will account to you for any money or property we handle for you, and we won't accept any commissions, bonuses or free trips without your consent.
Disclosure: We will tell you everything we know or can learn good or bad about the property, its value, or the seller's motivations. We will run a comparable market analysis, so you will know if the property is priced above or below the current market value of that neighborhood.
